What to know before an inspection.

Chapter 01

Why technical consultancy before buying or renovating?

Property decisions involve large sums. An independent assessment shows you the visible condition, likely risks and the questions worth asking the seller or contractor before you sign.

Chapter 02

Apartment vs house: different scopes

For apartments we focus on the interior, finishes, moisture and accessible installations. For houses we add the envelope, roof, attic, facades and exterior elements — which is why duration and quote differ.

Chapter 03

What can and can’t be assessed visually

A visual, non-invasive assessment identifies signs: cracks, damp stains, deformation, how installations work. Hidden causes may require specialist investigations — probing, lab tests, advanced thermography — contracted separately.

Chapter 04

Documents and access

Prepare: plans, title documents, works history, warranties and a list of known issues. Make sure all rooms, attic and basement are accessible, with utilities on.

Chapter 05

Structure of a report (illustrative)

Executive summary · Scope · Observed conditions · Photos · Limitations · Risk priority · Recommendations. See an example on the Sample report page.

Chapter 06

What is NOT covered

Hidden defects, destructive testing, structural certification, permits and approvals — unless explicitly contracted and carried out by authorised persons.

Chapter 07

Who does what

A technical consultant assesses and recommends. A certified expert issues formal expert reports. A site supervisor checks execution on the client’s behalf. A technical execution manager is responsible for quality on the contractor’s side. A project manager coordinates stages and stakeholders. Exact titles and requirements vary by country.
